[00:01:48] Speaker C: What are you drinking? [00:01:49] Speaker A: Well, this is maybe my third or fourth time on the show that I've had this one. This is the Lost Coast Brewery Tangerine. It is one of my top three favorite beers, for sure. I like the orangey tangerine flavor of this. It's very light and refreshing. It's a really good summer beer here that I'm drinking in January. [00:02:06] Speaker C: So I can say, if you own a beer company, Is that what it's called? Brewery. [00:02:11] Speaker A: Brewery, sure. [00:03:02] Speaker A: And that just got broken. I know. [00:03:04] Speaker B: It took them approximately two tries to get me to break, and the second try worked for me. [00:03:10] Speaker A: I just want to say we do not force people to drink on the show. One of our previous guests had a bottle of water and that's fine. [00:03:17] Speaker C: Oh, he. He didn't know I held it full of vodka. [00:03:19] Speaker A: Oh, well, it's an interesting ride home for him, I suppose. But, you know, we're not. We're. We enable. [00:03:26] Speaker B: It wasn't going to take much for me to break this, so I appreciate. [00:03:30] Speaker A: The fact you still have your name tag on in case we forget who you are. [00:03:33] Speaker B: I know. I thought that I at least pretend to look like I know something about something. [00:03:37] Speaker A: That's awesome. [00:03:38] Speaker C: I always wanted a job that had like where I worked and what my name was. Just in case I ever forgot where I worked or what my name was. [00:03:43] Speaker A: Absolutely. And this, this is a great one. And, and this right here, if. If I get a tattoo, this. This will be the. The tattoo that I get. [00:05:19] Speaker A: I'm excited for that day. [00:05:21] Speaker C: And then let's. [00:05:21] Speaker A: Yeah. [00:05:21] Speaker C: Because I'll cry. You probably want a video. Oh, there you are. You very real. [00:05:25] Speaker A: You've talked me into a marathon, which we'll get to momentarily. You will never talk me into a tattoo. [00:05:31] Speaker C: Don't ever. They never. [00:05:33] Speaker A: Oh, never talk me into a tattoo. [00:05:35] Speaker C: So I want to raise 100,000 doll. [00:05:40] Speaker A: Not gonna happen. So we're recording this in mid January, not having any idea how much we have currently raised for my marathon fund, which is not a fund for me to run a marathon. However, if we raise a thousand dollars for charity, then we're going to donate that and I will run, ideally, the Disney marathon in January. Brad has graciously said he will match the $1,000 donation. So $2,000 going to a wonderful charity. And so far we have this much raised. [00:06:15] Speaker C: Is it up there right now? [00:06:17] Speaker A: I hope so. I hope I have edited well enough that it's right here or. No, it'll be here on this side. [00:06:52] Speaker B: Oh, I've never. [00:06:53] Speaker C: Like a Hallmark marathon, for sure. [00:06:55] Speaker B: They're like. Are you still watching? Yeah, I am still watching. [00:07:00] Speaker A: Always watching. [00:07:01] Speaker C: I'm looking forward to you running this marathon. [00:07:04] Speaker A: I've seen videos from people running the Disney marathon. If. If 26 miles can look fun, that looks fun. [00:07:11] Speaker C: Can you tell everybody what the Dumbo challenge is? [00:07:14] Speaker A: I actually don't know. No, it's like. It's the dopey challenge. [00:07:16] Speaker C: Oh, dopey. Challenge. [00:07:17] Speaker A: And when the Disney marathon happens, which is like January 11th, I believe, it's an entire weekend. So it's about four days worth of running events. And if you run the half marathon and the full marathon and maybe even 5k, 10k, so all four of their big events, you get an extra medal for the dopey marathon. [00:07:38] Speaker C: So how much would we have to raise for you to do all of this? [00:07:41] Speaker A: There is zero chance that that's going to have. Let's. Let's take it one step at a time. [00:07:46] Speaker C: You ask me if I do, I'm like, hell, no. [00:07:48] Speaker A: I've already bypassed the 5k, the 10k, and the half marathon. Oh, no. You're going to run those, which I've never done any of those. And so we're just jumping right into 26 mil. Let's just take that as a win. [00:08:00] Speaker C: Brad, it's all for charity. Just think about it. It's all for ch. [00:08:03] Speaker A: Is. And. And I get to run through Disney World, which. [00:08:05] Speaker C: And I love going to Disney. You're going to spend at least five hours with me. [00:08:09] Speaker A: I know. And probably long because we'll, you know, we'll go down to Disney World together and we'll probably hang out outside. Unless I'm pissed at you for making me run the marathon. [00:08:16] Speaker C: I bet we even do some tasting Tequila with Brad. Add the Epcot Mexican restaurant because we get to go to Mexico. [00:08:23] Speaker A: I love that idea they have. [00:08:25] Speaker C: I forget how. It's like a thousand different bottles of tequila. [00:08:29] Speaker A: Oh, my. [00:08:30] Speaker C: A couple more than I have. [00:08:31] Speaker A: And you know, Stephanie Quinlan will be with us. [00:08:33] Speaker C: Oh. He's going to get love to contribute. And I will show her some tequilas that we can't ever find anywhere. [00:08:39] Speaker A: I'm excited. [00:08:39] Speaker C: It's going to be like in February when I go back to tequila. [00:08:43] Speaker A: Yeah. [00:08:43] Speaker C: And for those playing the game, they have to dot now. Yeah, exactly. [00:08:46] Speaker B: I worked for Disney Way. College internship. [00:08:51] Speaker C: No minute. [00:08:52] Speaker B: I worked the Epcot Food and Wine Festival. [00:08:55] Speaker C: Did you ever drink around the world? [00:08:57] Speaker B: I did. [00:08:58] Speaker C: Yep. [00:08:59] Speaker B: It was. [00:09:01] Speaker A: It is. Yeah. I literally had to save up because. [00:09:04] Speaker B: Yeah. [00:09:04] Speaker A: You know, and I'm going with my wife. So we're paying for two drinks every time. And every pavilion, a drink is anywhere from eight, maybe if you're lucky, to 15. And I'm buying two. [00:09:16] Speaker B: Yeah. [00:09:17] Speaker A: And not only that, but you have the regular worlds. And then they add in these smaller little kiosks for various countries around. [00:09:25] Speaker B: It's like, I worked. [00:09:27] Speaker A: Am I supposed to be doing those? Do I have to do Ecuador today? They're not normally here, just restaurants. [00:09:33] Speaker B: They have to be from that country to work there. So the interns were working the kiosk. [00:09:39] Speaker C: So I actually read somewhere that it was cheaper to actually go to each country and drink than it was to go to Epcot. [00:09:44] Speaker A: It might be, but I'm not gonna lie. [00:09:46] Speaker C: Okay, I believe it. [00:09:47] Speaker A: There's a really. I find this a funny story. The first time we ever did drinking around the world. My parents, who live in Florida, were our designated drivers that day. And we had gone there with the intention. And I had said this to my mother multiple times. We're doing drinking around the world. She apparently didn't know what that meant. So we started in Canada. Get a drink in Canada. Get a drink at uk. Get a drink in France. And my mom says, are you drinking in every country? I was like, yes, mom, that's what this is. So we made our way back to America and we had a fast pass for test track. So that was a nice break. So we had done half. Half the tour, go do the test track, then we went over to Mexico, had some food, and then started the rest of the drink in the other half. It was really well planned out. [00:10:32] Speaker B: Yeah, I love that plan. [00:10:34] Speaker C: My choice would be to go and then just. I would just stay in Mexico. [00:10:37] Speaker B: Stay in Mexico. [00:10:38] Speaker A: Of course you would. [00:10:39] Speaker C: Yeah, yeah. [00:10:40] Speaker A: Now, okay, your Disney internship, what was your role? [00:10:45] Speaker B: Wherever I worked, the Epcot Food and Wine Festival for the period of time that that was going on. And then after that, I worked in the Star wars exhibit when that was. And that was the year that it just started opening. [00:11:00] Speaker A: Galaxy's Edge. Okay. [00:11:02] Speaker B: And I was Princess Leia. [00:11:04] Speaker C: Say, you're a princess. [00:11:05] Speaker B: Yeah, I was a Batuan. So I was just like one of those people, the planet people that just stood around and people came up and asked me questions and it was. I like that better. [00:11:17] Speaker A: Did they take photos with you in your costume? [00:11:20] Speaker B: I had some people. [00:11:20] Speaker A: Do you ever just kind of reflect? [00:11:23] Speaker C: Is it the same as it is at Dr. Horton right now? [00:11:27] Speaker A: You ever just kind of reflect on that and think, I'm in someone's pictures of their vacation that they will remember forever and here's me in their photo. [00:11:34] Speaker B: And I have no idea. Yeah, yeah, I actually have never thought about that. [00:11:39] Speaker A: And now it'll make me awake, so it will. You weren't a character in one of the well known costumes, correct? [00:11:46] Speaker B: Oh, no. [00:11:46] Speaker A: Okay. I often wonder, perhaps you've had discussions with those of you who. Those people you knew who were in those costumes when they pose for pictures with people and they're in the mask and you can't see their face. Do they smile? [00:12:00] Speaker C: They don't smile. [00:12:01] Speaker A: Why not? I think I would. [00:12:03] Speaker C: Well, you probably would, but they're not. They did it a million times. They're like, this kid smells. [00:12:09] Speaker B: Not maybe sometimes. It depends on probably their mood. [00:12:14] Speaker C: I think they're in the costume going, it smells so. [00:12:16] Speaker A: Oh, it has to smell terrible. [00:12:18] Speaker B: Yeah. Yeah. [00:12:20] Speaker C: Where does the fart go? [00:12:21] Speaker A: Well, nowhere, unfortunately. [00:12:24] Speaker B: That's something to think about. [00:12:26] Speaker A: I know that I am too tall for the majority of the. [00:12:29] Speaker C: Well, sure, yeah. You're not going to fit in a Mickey Mouse costume. [00:12:32] Speaker A: Mickey Mouse is usually a girl. [00:12:34] Speaker B: Yeah. You have like, 4, 10 or something. [00:12:36] Speaker C: I have to talk like that. [00:12:40] Speaker A: Mickey Mouse. They don't talk. [00:12:42] Speaker B: Yeah. [00:12:42] Speaker C: What do you mean? I've heard Mickey Mouse talk a million times. [00:12:45] Speaker B: Anyway, is it like a spoiler alert that we should. [00:12:48] Speaker A: Nah, that's fine. [00:12:50] Speaker C: Nope. [00:12:50] Speaker A: But everybody. A very good friend of mine interned at Disney and then actually worked at Disney for a long time. And he told me, like, he's six foot three. So, you know, I asked him if he was ever got to be any of the costume characters. Like. Yeah, I could only do, like, Jafar and Goofy, I think, were the. The two that he. [00:13:08] Speaker C: He's the giraffe. [00:13:10] Speaker A: Yeah, pretty much. [00:13:11] Speaker B: I have a friend there that's Elsa now. And I commented on her picture, and I was like, oh, my gosh. Like, Isabel is her name. And she had to delete my comment. And she was like, hey, I'm so sorry. Thank you so much for your comment. [00:13:27] Speaker C: But, like, don't out me. [00:13:28] Speaker B: Yeah. Not. I'm supposed to be Elsa. [00:13:31] Speaker C: I've always wondered if the Mickey Mouse that's famous, the famous Mickey Mouse that goes all the stuff, is it the same person or they just send anybody? [00:13:38] Speaker B: Probably. [00:13:39] Speaker C: Hey, Bob, you're going to Times Square. [00:13:40] Speaker A: That's correct. [00:13:41] Speaker B: Yeah, probably. [00:13:42] Speaker A: There was a. I've got to be Vicki today. There was a young lady who was a substitute teacher at the school that I taught who was a Disney princess previously, and she literally has hip damage because of the number of times she would have to squat down, pose with little kids or whatever, and potentially was headed for, like, hip surgery because it was so messed up from all of that that she did. [00:14:06] Speaker B: Wow. [00:14:07] Speaker A: Yeah. It's a favorite Disney character. [00:14:08] Speaker C: Who's your favorite Disney character. [00:14:14] Speaker B: Belle? [00:14:15] Speaker C: Mine's Bart Simpson. [00:14:18] Speaker A: Huh. [00:14:19] Speaker B: Okay. That's a good one. [00:14:22] Speaker C: I don't think he's a Disney character. He's a Paramount. [00:14:25] Speaker B: Does he own the Simpsons, though? [00:14:26] Speaker C: I Think Disney owns all of them. [00:14:27] Speaker A: They're at Universe Studios. [00:14:29] Speaker C: Yeah, they're at Universal Studios. [00:14:30] Speaker A: So no. [00:14:31] Speaker C: Where Harry Potter's at, Right? [00:14:32] Speaker A: Harry Potter. That's cool. [00:14:34] Speaker C: Oh, you just did a Harry Potter voice. [00:14:35] Speaker A: I do. [00:14:36] Speaker C: I got. [00:14:36] Speaker A: Got a lot. [00:14:37] Speaker C: You know, his favorite. His best voice is what is from Despicable Me. Yeah, he does that one good. [00:14:44] Speaker A: That's right. They're the minions that are also at Universal Studios. Kids and the girls. [00:14:51] Speaker B: That's awesome. [00:14:52] Speaker A: Thank you. [00:14:52] Speaker C: It's fantastic. [00:14:53] Speaker A: All right, well, let's get to business. [00:15:02] Speaker B: I do our realtor relations. I mean, that's in an. In a nutshell, it's realtor relations, but marketing, event coordinating, office presentations, things like that. [00:15:15] Speaker A: Social media superstar. [00:15:16] Speaker B: Social media. [00:15:17] Speaker C: Was Mr. Horton a doctor before he started the building company? [00:15:20] Speaker B: You know, I often get asked if I'm a doctor when I'm wearing my name tag, and I often say yes. [00:15:25] Speaker C: Yep. As you should let me give my glove. Grab your ankles. [00:15:29] Speaker B: Yeah. [00:15:31] Speaker A: Won't hurt a bit. [00:15:33] Speaker C: Yeah. All right. I mean, it's like the fiscal colonoscopy I give my borrowers. [00:15:37] Speaker B: Yeah. Yeah. [00:15:40] Speaker A: That's awesome. All right, so Dr. Horton is the biggest. Largest builder in the country, correct? [00:15:46] Speaker B: Yes, for 22 years. [00:15:48] Speaker A: Wow. And no kidding. Where are they based out of? [00:15:51] Speaker B: Texas. [00:15:52] Speaker C: Okay. [00:15:52] Speaker B: Dallas. [00:15:53] Speaker A: All right. And I guess maybe what states are they largest in? They're kind of a big deal around here, but probably larger in other states. Oh, Stumpter. [00:16:03] Speaker B: Yeah. To be honest, I mean, I don't know the state that they're largest in. [00:16:07] Speaker C: You know, probably Texas, because it's the largest. [00:16:10] Speaker B: Yeah. Texas is huge for us. What really surprised me is we have multiple locations in Hawaii. [00:16:16] Speaker A: Oh, yeah. [00:16:17] Speaker B: Yeah. Like, it's just looking at the map, I'm surprised where all were located, to be honest. [00:16:23] Speaker C: I could not. I could not work in Hawaii because. Well, so you know how good I am at pronouncing things. [00:16:30] Speaker A: Not good. [00:16:31] Speaker C: And you know how good I am at spelling things. [00:16:33] Speaker A: Yeah. [00:16:33] Speaker C: And I've. Have you tried to pronounce and spell the places in Hawaii? [00:16:37] Speaker A: It's a challenge. Yeah. [00:16:39] Speaker C: Like, they spelled everything with a mouthful of marble. [00:16:41] Speaker A: I believe there are 13 letters in the Hawaiian Alphabet. They have a different Alphabet. [00:16:46] Speaker C: All the letters look like ours. [00:16:47] Speaker B: It's true. [00:16:49] Speaker C: I think you made that up. [00:16:50] Speaker A: I did not. Thirteen might not be accurate, but it's not as many as we have. [00:16:54] Speaker C: Like, just giving directions. It's like, turn on. And then after that, Turn and then go down. [00:17:00] Speaker A: Go down to Awapuaa and then turn right on. [00:17:04] Speaker C: Yeah, yeah, yeah. I ran those. I ran those roads. [00:17:07] Speaker A: And the downside for you being in Hawaii is you like to laugh loud. Where they prefer everything in Aloha. [00:17:13] Speaker C: They do like Aloha. You're right. [00:17:16] Speaker A: That's right. [00:17:17] Speaker C: And being a dyslexic in Hawaii. [00:17:19] Speaker A: Oh, boy. [00:17:20] Speaker C: It's really a challenge. [00:17:21] Speaker A: Really be in trouble. [00:17:22] Speaker C: Yep. I was so. I almost ran the marathon backwards. [00:17:25] Speaker A: How long have you been with Dr. Horton? [00:17:28] Speaker B: I've been with Dr. Horton for almost two years. [00:17:31] Speaker A: All right. [00:17:31] Speaker B: In the industry of real estate for almost four and a half. [00:17:35] Speaker A: Well, what'd you do for the other two and a half? [00:17:38] Speaker B: I was an agent. [00:17:39] Speaker C: What? [00:17:40] Speaker B: Yes. Carpenter. [00:17:42] Speaker A: Okay. [00:17:43] Speaker C: Do you still have your license? [00:17:44] Speaker B: I do not. I. I mean, I recommend our product, so it would kind of be unnecessary. I have an affiliate's license. [00:17:55] Speaker A: Okay. [00:17:56] Speaker C: I should have that in with the Daniel's real estate team. [00:18:00] Speaker A: Yeah, right. So what made you switch? [00:18:06] Speaker B: It wasn't a matter of me wanting to get out of being an agent. It was more a peaked interest in new home construction in general and learning more about it. I need to work on the up. [00:18:22] Speaker A: It's okay. [00:18:24] Speaker B: I know Sean's counting for us. [00:18:27] Speaker C: You have to take a shot. Oh, you have to take a shot every time you say home. [00:18:32] Speaker B: Yeah. [00:18:33] Speaker A: Oh, boy. [00:18:34] Speaker B: Stay on that mattress. Well, it was more just a piqued interest of new home construction. And I was meeting a bunch of people in new home construction and learning what they went through on a day to day basis. And I just liked. I don't know, it was a peaked interest and everything fell in the right places. And here I am. [00:18:59] Speaker A: Say I've been interested in new home construction. I've actually looked into potentially switching to that in the past and I'm fine where I'm at, but you never know. Yeah, I. I like the. The whole process of new home construction. [00:19:15] Speaker B: Yeah. [00:19:15] Speaker A: And I've only ever built one house, but still I enjoy the process. I enjoy talking about it. I enjoy picking out, you know, new stuff. And my wife will tell you I like new stuff. [00:19:25] Speaker B: Yeah. [00:19:25] Speaker A: That really has a. Has a big effect on my thought process there. [00:19:29] Speaker B: Yeah. [00:19:30] Speaker C: That's weird because everybody that builds a house always says to me, it was such a lovely process. [00:19:34] Speaker A: No. And that. I know you're being sarcastic. That's the thing. Most people who go through that don't like it, but I did. I. Maybe we were fortunate that it was relatively smooth, but still such something I enjoyed. [00:19:49] Speaker B: Yeah. And every builder is different. Some will, you'll be there for six months to a year and a half or two years. And some you'll have move in ready options. So it'll be very similar to just pre existing. [00:20:04] Speaker A: Yeah, for sure. [00:20:05] Speaker C: That's why I'm excited about having you on because we had our friend Carl McIntyre, Carrington Homes building custom home, amazing custom homes. Like he talked about. 28,000 square foot. [00:20:16] Speaker B: Wow. [00:20:17] Speaker C: Even a customer that built an indoor garden gun range. [00:20:21] Speaker B: Wow. [00:20:21] Speaker C: Like not like a bowling alley or a basketball court or a swimming pool. The things we hear about right when like an indoor gun range, there may be even one of the sprint car track in the basement. [00:20:31] Speaker B: Just amazing stuff, a napkin drawing. And they're like here you go, build it, build it. [00:20:36] Speaker C: And Carl's like, yeah, how much money you got? [00:20:39] Speaker A: Probably make it happen. I got it all money and time. [00:20:41] Speaker C: So. So you know the custom home process. I, I have a lot of customers ask me, you know, I'm gonna buy a piece of ground and build a custom home. And I'm like yeah, you think you do, you know, but you don't. And they don't understand the 30% down and you know all of the challenges of building a custom home and. But for somebody to come to you and build, you know, pretty much their home that they want to build. What, what are the advantages for coming to Dr. Horton versus talking to a customer home? What's their down payment look like? What's, what's the challenges that they don't have with you guys? [00:21:15] Speaker B: So I mean we're not a builder that's going to be a perfect fit for every buyer type. So we have, we're about 90% spec. So move in ready homes. Which means that we are constantly building and we have pre programmed homes ready to go. We have move in ready options at all of our communities. However, we do also have that build new build option to where they're building from scratch. Now we have limited options though. So if it's somebody that wanted all those things that you were talking about earlier, driving range, all the things, they wouldn't come to us at all. And so our limited options are going to be like adding a sun room, a basement and select communities, what wall tile, shower like things like that. [00:22:09] Speaker C: Sure. [00:22:10] Speaker B: So they're not going to be napkin drawing per se. We're pre programmed. They can pick color package but again it's all a package. There's no design studio with us. So I'd say if somebody's looking for more of a move in ready option and looking for more of a seamless, more hands off, easier transaction then they should look into us. [00:22:37] Speaker A: Now what he had mentioned with Carrington Homes is how much money a client has to put down to get the process started. Then of course they probably have another update where they have to throw some more money down until they get to the end. Now I know with builders like you all that's not the case. [00:22:53] Speaker B: Yeah. [00:22:54] Speaker A: What's the down payment process look like with you? And then the end. [00:22:59] Speaker B: So right now, I mean we're offering financing that's 499,5 530 year fixed rate. And with that $4,000 in closing costs. Now when you're going to build a home, that financing rate isn't going to be locked in right away because it can take us four to six months is what we like to kind of target. And so but with the 499 and 5.5 rates, it would be as little as a 3.5 down. I mean of course it always depends on credits. [00:23:34] Speaker A: Sure. [00:23:35] Speaker B: All that. [00:23:36] Speaker C: So I'm not happy to carry construction financing. [00:23:39] Speaker B: No. [00:23:39] Speaker C: And put down that huge amount and carry that interest only until it turns into a permanent loan. [00:23:45] Speaker B: Right. We take care of that on our side. [00:23:47] Speaker C: You guys are carrying all the construction costs. [00:23:50] Speaker B: Yes. [00:23:50] Speaker C: And you're making it really easy for that customer to come in with a conventional home ready home possible or an fha. [00:23:58] Speaker B: It's extremely similar to a preexisting home financing. [00:24:02] Speaker C: And I tell a lot of people that when. Yeah, when they've looked, you know, Brian and Sean have been out there showing them 180 homes for the last four months and then they're like, hey, we just want to have. Actually this is even worse. Hey, we don't need you anymore. We stopped in on Sunday and bought a doctor home. [00:24:22] Speaker B: Oh, they wouldn't say that. [00:24:23] Speaker C: So if the realtor isn't with the buyer, should the client that's coming in to buy the new home, should they tell you guys that they've been working with a realtor for all this time, they should. We used to have what was called the Mybor baggy pact, which stated that new home construction with these builders, they pay on procuring cause, not for basically the realtor physically. [00:25:19] Speaker C: Sure. [00:25:19] Speaker B: Representing the client, more just procuring cause. We have now demolished that. So it's actually not that anymore. And we are paying based on your paperwork. So now with your buyer's agency agreement. [00:25:39] Speaker A: Okay. [00:25:40] Speaker B: Which is going to help a lot of that in those situations. Again, those buyers are going to be on the hook to you when they sign that regardless. [00:25:49] Speaker A: Right. [00:25:50] Speaker B: That's more. That's not really our position. However, it's never our position to try to get a buyer not represented by a realtor. We welcome realtor business. It's something that I've always admired about Dr. Horton in general, through Covid through everything. Their business plan has not strayed against realtors and their importance to the industry and to our business as well. [00:26:17] Speaker C: Some builders did that. [00:26:18] Speaker B: Some builders. Yeah, they did, unfortunately. [00:26:20] Speaker C: And that really says. You just said a mountain of words that says to realtors, don't be afraid to get your buyer's agency agreement signed. When you very first start showing homes, you should understand the value that you give to those buyers. [00:26:35] Speaker A: Yep, that's right. How does a realtor help a situation when it comes to working with a new home build? Because the home is going to be built whether that realtor is there yet how, how, how do they factor into the process? [00:26:52] Speaker B: So, I mean, like 10 million things just popped in my head. [00:26:56] Speaker A: Just narrow it down to a few. [00:26:58] Speaker B: Mean, it's important to have a realtor and buyers, like, I mean, Sean, and you guys were just saying, don't always know the realtor value. But when they're starting their real estate search, the first thing that you should do is be shopping your realtors and interviewing realtors to find the best realtor that's going to work for you. I mean, just like you would interview people who are going to work for you in a company, you interview your realtors because they're going to work for you for your transaction. And a good realtor is going to show you their value in their market knowledge and knowing in their business relationships. So a good realtor is also going to have relationships with different builders, know what each builder is offering incentives wise, at least for the most part. And if you would be a right buyer profile fit for that said builder introducing you to that. And how much did you, how much. [00:27:59] Speaker C: Did you pay her before she got here? [00:28:01] Speaker A: Not at all. [00:28:02] Speaker C: I mean, No, a big old check under this shirt. [00:28:05] Speaker A: Yeah, she got a free sticker. [00:28:07] Speaker C: Everybody loves free stickers. [00:28:09] Speaker B: Yeah, I did get a sticker, so that's exciting. [00:28:12] Speaker A: I made her a great margarita. [00:28:13] Speaker C: I made her a great margarita. But I'm not getting any mortgage deals, I guarantee. Not at 499. [00:28:19] Speaker B: Hey, I mean, we can help each other in other ways, but so, yeah, I mean there's so many benefits to having a realtor. They're going to be your advocate, whereas we want to make the sale and we want a happy buyer. Of course, that is, we don't want nothing more. However, in the long run, we do work for the builder and that realtor works for you. So that's an advocate. It's not going to hurt you either way. It's not like you're getting a better deal without a realtor. You are simply having somebody there for you and knowing things like we accept third party inspections. Yeah, I mean that's the realtor. That's huge. That and can set that up and have those connections. And so, I mean, there's so many things along the way that you're going to be confused about that your Realtor can just set you at ease. And who's going to sell that house in five to ten years? [00:29:19] Speaker A: Right. [00:29:19] Speaker C: Who? So are there the builder? Are there some builders that don't accept a third party inspection? [00:29:24] Speaker B: Yeah, there are. [00:29:26] Speaker C: You want to name those? [00:29:28] Speaker B: I don't, I don't want to. [00:29:31] Speaker A: As you were talking, one of the things that popped in my head as I'm currently working with some buyers who are doing a new build. Sorry, it's not doctor, but that's okay. [00:29:39] Speaker C: I probably got them. Exactly. [00:29:41] Speaker A: One of the things that I think about is one of the main roles of the Realtor in that particular situation is liaison because my two clients have full time jobs and when something comes up, there's communication with the builder that, you know, this went wrong or this is going to be delayed or whatever. Well, that's my job to, you know, kind of work that out and try and whether it's calm my clients down or you know, deal with the situation from their end and handle it while they're at work so that they don't have to have all the phone calls and text messages and whatever, that's what I do. You know, this is literally my job. So. [00:30:23] Speaker B: Yep, I want to hire somebody that does taxes full time to do my taxes and who does estate planning to handle my will and estate like full time because I don't know anything about that and I don't have time for it. [00:30:37] Speaker A: One of the things that you had also said in there was it's not less expensive or cheaper for the buyer without a realtor. [00:30:45] Speaker B: Yeah. [00:30:45] Speaker A: So, you know, you all offer a very generous percentage to realtors, which I've always appreciated. But what the buyer doesn't realize, oftentimes if they walk in the door, whether they're with a realtor or not. But if they don't mention the realtor that they're with, it's probably because they think they're going to save money because now that fee is not coming out. No, it doesn't go away. It's just less money that the builder pays out. [00:31:10] Speaker C: So, you know, it's more profitable not to have. [00:31:15] Speaker A: It is. But you all do a great job of promoting realtors. [00:31:19] Speaker B: And yeah, in regards to a business plan, Realtors are who bring us the most business. So it just makes the most sense for the builder. [00:31:32] Speaker C: It's like having 10,000 salespeople a litter. [00:31:35] Speaker A: For real. I mean, you know, you had, you know, early on had mentioned the, the videos that I've done in your spec homes. That's free marketing for you all. It's marketing for me, you know, showing that I'm, I'm in the, in the area, you know, showing off houses, blah, blah, blah. And of course I'm trying to get buyers to come in and do that. But it's also free advertising for you to show off your stuff. And whether I bring in the buyer or not, someone's going to see that video. [00:31:58] Speaker B: And almost 90% of our sales are realtor sale. [00:32:02] Speaker C: How about that? [00:32:03] Speaker B: So. [00:32:03] Speaker C: So what kind of price points are you at? [00:32:06] Speaker B: So it's going to depend on location, however high. Two hundreds. [00:32:12] Speaker A: Wow. [00:32:13] Speaker B: Into the five hundreds. So that's going to just depend on, you know, location. [00:32:18] Speaker C: North side versus south side. [00:32:20] Speaker B: Yes. We're starting to price out basements. That's getting it to be higher. So. Yeah. [00:32:28] Speaker A: How many communities does Dr. Have in the Indy area? [00:32:32] Speaker B: We, I mean, we're continuing to grow. I'm like. We have like five that I can think of right now that will be opening in the next year or two. So we have about 25 right now. [00:41:59] Speaker A: Right. [00:41:59] Speaker C: Because you have to qualify for all three. So I tell people, look, a mortgage has minimums. Three minimums. The, the C, the three Cs, collateral, capacity and credit. So I say it, it's kind of like Kevin Hart at a, at an amusement park. He's famous, he's rich, everybody knows him, but he's just not tall enough to ride the ride. [00:42:21] Speaker B: Yeah. [00:42:21] Speaker C: And your credit score makes you not tall enough to ride the ride or your lack of down payment makes you not. [00:42:27] Speaker B: It doesn't matter how much you pay to get in, you can't ride. [00:42:30] Speaker C: You can't ride the ride. [00:42:31] Speaker A: Yeah. [00:42:31] Speaker C: And I, I can see Kevin Hart, like telling a funny joke and then it's like, sorry, man, you're not taller. [00:42:37] Speaker A: I. Yeah. [00:42:38] Speaker C: So I use that a lot of times to explain why somebody can or can't qualify to buy a house or ride. Ride the ride. [00:42:46] Speaker A: That's pretty good. [00:42:47] Speaker C: Yeah. [00:42:48] Speaker A: So I have a height related story and an amusement park. We went to Holiday World down in Santa Claus. [00:42:57] Speaker C: Right. [00:42:58] Speaker B: Classic. [00:42:59] Speaker A: I don't know, it's Christmas. My favorite water park, by the way. And so we're there and we're about to ride this four person ride that goes down. You do the toilet bowl, then you drop through. Right. [00:43:12] Speaker C: Firstbon. He loves going through a toilet. [00:43:13] Speaker A: Exactly. So we get up there, my son is like just at the threshold of being tall enough to ride this, but not quite there. So he gets there and they do the measurement. We're like, you know, stand on your tiptoes. [00:43:27] Speaker C: Stand tall. [00:43:28] Speaker A: Exactly. Stand tall. And they let him on. [00:43:31] Speaker C: He flew off and died. [00:43:33] Speaker A: No. However, the tubes was four interconnected one piece. It was a one piece tube with four seats. I guess the way a better way to describe it. Right. And each seat has no bottom to it. So it's. It's. It's a donut. Well Will sits in this thing and his butt just drops through and he's got his arms and his legs up like this and he. He can. I'm he. The fear on his face was like holy cow, I'm going to die. So we went down this ride with my hand under his butt holding him up the entire time. And he loved the ride. But we did not go back on. [00:44:12] Speaker C: Can I tell you something? As a father of a son who works at amusement park and his job is to make sure that people don't die on ride because they're Kevin Hart. [00:44:23] Speaker A: Right. [00:44:23] Speaker C: Don't cheat that system. Your kid might die. [00:44:27] Speaker A: Well he didn't. And I have this story to tell. [00:44:30] Speaker C: It's very important that they like they'll never get the opportunity to buy a Dr. Horton home. [00:44:37] Speaker A: I thought was segue with is it. [00:44:42] Speaker B: Rules are rules, Brian. [00:44:44] Speaker C: Rules are rules. [00:44:46] Speaker A: Wow, that hurts. [00:44:47] Speaker C: Yeah. Like when they say you know, put your phone away. [00:44:50] Speaker A: Oh when do they say that? [00:44:52] Speaker C: On roller coasters because people have lost their phones. [00:44:55] Speaker A: Oh yeah. [00:44:55] Speaker C: Fell out of them trying to get their phone. [00:44:57] Speaker B: That's. I've known some people that their phone fell out of their pocket and they lost their phone. Have you ever my biggest fear. [00:45:04] Speaker C: You ever dropped an ear pod while you're in a plane? [00:45:07] Speaker A: No, I've dropped something on the floor. [00:45:09] Speaker B: Where Ear pods. They always fall out of my ear. [00:45:12] Speaker C: Do they? I struggle with it too. But when they drop and then they go on the floor in the airplane like I'm. I'm not as big as I used to be but. [00:45:21] Speaker A: But even leaning down there I have. [00:45:23] Speaker C: A hard time picking things up off the floor. [00:45:24] Speaker A: And you're a first class. [00:45:25] Speaker C: You've got extra space. Yeah, I am. And you're getting your feet involved by trying to get your earpod up. It's horrible. [00:45:31] Speaker A: Outstanding. [00:45:32] Speaker C: Do you not fly first class? [00:45:34] Speaker A: Once in my life. [00:45:36] Speaker C: You've no. [00:45:38] Speaker A: We continue to fly. Southwest Airlines doesn't have that. [00:45:42] Speaker C: They don't. [00:45:42] Speaker B: I don't have to go private but. [00:45:44] Speaker C: Oh good Lord. How much is doctor paying? [00:45:48] Speaker A: You know, a new job working for Dr. Horton. I've just changed. [00:45:52] Speaker C: Brian or Sean just lost a realtor. Private in I still want to fly private. [00:46:00] Speaker A: Maybe we should go down to Florida. Private. [00:46:04] Speaker B: No. [00:46:04] Speaker C: I'm like probably it's five grand an hour Okay. [00:46:11] Speaker A: I don't know that kind of. [00:46:12] Speaker C: Have you ever. Have you ever flown private? [00:46:16] Speaker B: No, I'm like in the back in a middle seat. [00:46:18] Speaker C: I have a couple of friends with private jets. And it's pull up and they take your car keys and go park your car, and then you just. Then they bring your car back out to you. [00:46:27] Speaker A: You. [00:46:27] Speaker C: Customs, right at your car. [00:46:28] Speaker B: Well, how do we get connected to those flights? [00:46:33] Speaker C: Yeah, it's a severe. They have to call you. [00:46:36] Speaker B: How good of friends are you? Right. [00:46:38] Speaker C: They call. [00:46:39] Speaker A: You want to go to Florida to run the Disney marathon in January? [00:46:41] Speaker C: I may work that out. We were flying to Cabo, actually, it was during COVID and my wife and my wife got coveted, so we had to cancel our regular flight to Cabo. And I made her drink a shot a day until she could taste. And then when she did, I said, go get tested, and if you're negative, we're going to Cabo tomorrow. So we did that. Seven days. She tested. She was negative. And I said, okay, book a trip today. And there were no flights out of Indianapolis, but there were flights out of Louisville. So I said, book it. We'll drive to Louisville. We'll fly to Cabo out of Louisville. We get down there and we're sitting in the airport. And they canceled our. They delayed our flight two hours. Crap. So we waited two hours in Louisville airport, which is not a fantastic airport. Not nothing against Louisville airport, but it's not, you know, it's not the Ritz Carlton. And then they. They delayed it again. So another three hours. [00:47:34] Speaker A: Oh, good grief. [00:47:36] Speaker C: So I called a buddy of mine who has a jet, and I said, hey, what would it cost for me to fly to Cabo today? Because we keep getting delayed. And they're like, well, it's five grand an hour. So that's a four hour flight. [00:47:49] Speaker A: Okay. [00:47:50] Speaker C: But we can't afford to have the pilot stay there. So it's going to be five grand an hour for him to fly back, and then five grand an hour to pick you up, and then five grand, triple the price. 100 grand. [00:48:03] Speaker A: Wow. [00:48:04] Speaker C: We'll wait. [00:48:05] Speaker A: Yeah. [00:48:05] Speaker C: I looked at my. Looked at Tony. I said, we'll wait. We'll just wait. We're good. [00:48:09] Speaker B: They afford to have the pilot stay. [00:48:11] Speaker C: There because we were there for 15 days. [00:48:13] Speaker B: Oh. [00:48:14] Speaker C: So you can't let the plane and the pilot sit in Cabo for 15 days. The pilot's gonna have other. Yeah, so. So that. That turned into a hundred thousand dollars. So I said, we'll appreciate it. Let me think about it. [00:48:28] Speaker A: A minute. Thanks for the info. [00:48:30] Speaker C: Let me think about it a minute. No, no. [00:48:32] Speaker B: Yeah. [00:48:33] Speaker C: Nope, we'll wait. [00:48:33] Speaker A: It didn't take a minute. [00:48:34] Speaker C: It's like 800. Our flight's like 844 bucks. [00:48:39] Speaker A: Just a little. [00:48:40] Speaker C: That's before we flew first class. [00:48:42] Speaker A: Yeah, yeah. Now you're special. [00:48:43] Speaker C: We sit back there with you. [00:48:45] Speaker A: That's right. Can I get some penis back in with me? [00:48:48] Speaker C: Just do it. [00:48:49] Speaker B: I was like, in between, like, you and your wife. I was that one. [00:48:52] Speaker A: I will say the one time we went first class was on a flight to Florida. [00:48:58] Speaker C: And that wasn't long enough to appreciate. [00:49:00] Speaker A: Honestly. It wasn't. I actually think. And it was a. It was from here to Chicago and then Chicago to Florida, but I actually think our first class park was just from here to. No, it was like Chicago. I don't know. [00:49:10] Speaker C: It was. Went from here to Chicago. You got. [00:49:12] Speaker A: No, it wasn't that. But either way, it was a short leg. And I'm like, I mean, it was. [00:49:16] Speaker B: Fine, but what is the price difference? [00:49:19] Speaker A: Oh, usually several hundred dollars. [00:49:21] Speaker C: Okay, so first class to Hawaii was like 3, 800 bucks. And the regular flight was like 400 or 800 bucks or something. [00:49:30] Speaker B: Oh, so several thousand. [00:49:33] Speaker A: Exactly. [00:49:34] Speaker C: Get cookies and food and a hot towel to wash your hands off. [00:49:38] Speaker A: And beverages, baby. [00:49:40] Speaker C: Beverages. All you can drink. [00:49:41] Speaker A: Beverages. [00:49:42] Speaker B: All you can drink. [00:49:42] Speaker A: Unless you're with Bougie. Stephanie, because our one. Our one first class flight, she asks about what kind of wine do you have? [00:49:50] Speaker C: Shitty wine. [00:49:51] Speaker A: And yeah, I know. And the woman didn't really know. And so somebody's like, well, just do this. And then, you know, she just didn't enjoy the water. [00:49:57] Speaker C: They have no American airline. We always fly American. No tequila, so I bring my own. But when. When we flew during COVID you know, there was the. No drinking. Yeah, right. So I'm. I'm on this flight from la. Six hour flight from LA to Hawaii. And I looked at the lady, she's like, do you want something to drink? And I was like, well, no, there's no alcohol. And she said, well, sir, that's for the regular cabin. Oh. And I was like, so, like, we could have alcohol? And she's like, yep. I said, I got a Red Bull. Do you have some vodka to say. [00:50:34] Speaker B: During COVID Then what was the difference between us peasants back? [00:50:37] Speaker C: Cookies. [00:50:38] Speaker B: We get cookies. The peasants get. [00:50:40] Speaker C: No, no, they're warmed up on a plate. You get warm. Sure. [00:50:45] Speaker A: You get cookies in coach, you don't get cookies. Trail mix. [00:50:48] Speaker C: Oh, yeah, you may get it. You get maybe Ginger cookies. Yeah, one ginger cookie. This is. [00:50:54] Speaker A: This is fresh. [00:50:55] Speaker C: This is fresh cooked. This is fresh cooked chocolate chip cookies. And you get a meal and then all the drinks. So she's like, well, I said I brought a Red Bull. She's like, well, let's get this party started. [00:51:08] Speaker A: Oh, heck, yeah. [00:51:09] Speaker C: So I. I drew a. I poked a straw hole in my mask. [00:51:14] Speaker A: Yeah. [00:51:15] Speaker C: Whole flight. It's fantastic.
