Cheers to you all. Tell us about hiatus. [00:01:16] Speaker B: Hiatus is a great tequila that I have found. It is made at NOM 1137 and it is partially owned by somebody here in Indianapolis, Fred Blaze. [00:01:27] Speaker A: Cool. [00:01:28] Speaker B: He reached out to me on Facebook or Instagram and said, dude, you're a. [00:01:32] Speaker A: Tequila guy here in Indiana. [00:01:34] Speaker B: And I was like, yeah. He said, God, so am I. You know? So he was all excited. [00:01:37] Speaker A: You had to be a bit surprised by that. [00:01:38] Speaker B: I was. Because this. This is kind of a tequila desert, I believe. So he said, let's get together. And we said, all right, let's do it. We did. All right, I did. Having on the show on Monday. So they'll drop next. Next Wednesday night or Thursday at midnight on YouTube. [00:01:55] Speaker A: Cool. [00:01:55] Speaker B: We talk about how they make it and it's pretty good. So seems like an additive free tequila. It's got a great flavor. It's made with a roller mill and stone oven and all this stuff. [00:02:05] Speaker A: So how long has Hiatus been in business? Ish. [00:02:10] Speaker B: Tune in to Brad's YouTube channel. [00:02:12] Speaker A: Tasting tequila with Brad. There's only so many things he remembers. [00:02:15] Speaker B: I do believe they started in 2018. Okay. That's when the company started. [00:02:21] Speaker A: So maybe six, seven years. [00:02:23] Speaker B: Yeah. I was thinking, yeah, maybe. Maybe it's. Maybe it's eight years, you know, so maybe it's a little before that. But a good distribution you can find all over Indiana. They did partner with St. Elmos. The. The hu Is the huge group, or I forget the name of the group that owns. Put in the comments if you know who owns Elmos. [00:04:39] Speaker A: You know, on our previous episode with Jake Burgess from Fox Garden. What's up, Jake? Hey, Jake. We talked about going to Sun King up in Carmel because he has the den inside of the Sun King Brewery in Carmel. Not really a brewery. It's really just a restaurant and bar. But we had talked about the possibility of going up there and doing a recording of a future episode from inside Sun King and bringing two of our worlds of guests together, even though they know each other. [00:05:08] Speaker B: I think it'll be great. And I, I, that's one that I think we should record, but I also think we should have it live. [00:05:15] Speaker A: You know, this is kind of a little experiment in live right now and see how it goes. That would be cool. We, we probably need someone to moderate so they can see anything being commented over. [00:05:24] Speaker B: Yeah, like I'm moderating over here. [00:05:25] Speaker A: Exactly. [00:05:26] Speaker B: It's a little bit harder, but it is. [00:05:28] Speaker A: But yeah, that would be fun. So sometime this summer while the weather's nice, we're gonna head up there and make that happen. [00:05:33] Speaker B: So I wonder if we should turn our podcast into a live broadcast along with recording it for the YouTube channel. [00:05:42] Speaker A: Let's see, let's see how this goes today. We'll answer them all. [00:06:00] Speaker A: I'm not sure I can answer beer questions. [00:06:02] Speaker B: Do you like beer? [00:06:03] Speaker A: Well, I do, but I don't know why Brittany said yes. Yes, Brittany. [00:06:08] Speaker B: All right, so I don't know, I don't if she's probably, yes, do a live watch, or yes, she has a question or hopefully, yes, she has a buyer for me. That's a lot of yeses. [00:06:17] Speaker A: We're good. Maybe it's yes to all of it. [00:06:19] Speaker B: Could be. I got a thumbs up too, so. [00:06:22] Speaker A: Well, thanks, Britt. [00:06:24] Speaker B: So tell them, tell them what you're doing next. Okay, so you're going to be doing. [00:06:28] Speaker A: About a little over a week. My wife and I, along with my parents, are flying to Rome and we're going to do three days in Rome followed by a six day Mediterranean cruise. [00:06:38] Speaker B: Oh, not Rome, Texas. [00:06:40] Speaker A: Nope. Rome, Italy. Wow. Yep. Pretty exciting. And of course, you know, Rome and especially Vatican City, which is its own country. It had some big news this week, unfortunately. The Pope passed away and my wife and I are both Catholic. My parents, I would say, are more into their Catholicism. [00:07:02] Speaker B: Would you say that you're Catholic light? [00:07:03] Speaker A: No, they're Catholic. No, it's, it's more like Catholic and Catholic dark. There they are. They're much more like. My dad's in the choir and he does multiple singing things and my mom used to serve communion at church. I mean, they are. Not that I'm not a cradle Catholic, but they are like Hardcore creative Catholics. [00:07:25] Speaker B: That. That's a term I don't even know. [00:07:27] Speaker A: That means right out of when they were babies, they were brought in the Catholic faith, and they've been Catholic their entire lives. They went to Catholic grade schools, they went to Catholic high schools. My dad even went to Catholic university. [00:07:40] Speaker B: So, wow. Is there a point that you have to move to Florida, which I've heard is called Purgatory? [00:07:45] Speaker A: You know, I may wind up down there someday, so perhaps. So anyways, so my parents have never been to Europe. And funny story, a few years ago, Stephanie was having a conversation with my dad and talked about, you know, traveling the world and whatnot. And my dad's like, well, I've been outside the United States. And she's like, well, you know, I know that they've been on Caribbean cruises, But he's like, well, I was in Vietnam. [00:08:10] Speaker B: That's outside the States. [00:08:12] Speaker A: Well, dad, that's not wrong. And thank you for your service. [00:08:16] Speaker B: And however, it probably was all inclusive, correct? [00:08:18] Speaker A: Yeah, sure was. But not quite the same as traveling for pleasure. [00:08:24] Speaker B: Oh, my gosh. No way. [00:08:25] Speaker A: So they've never been to Europe, and Stephanie has been there twice. I have been there once. And so there's a mild bit of anxiety I think my parents have about traveling abroad. They're not necessarily letting that on to me, but there have been a lot of questions. [00:08:42] Speaker B: Oh, yeah. [00:08:42] Speaker A: And so I just kind of get the vibe that, you know, that's fine, absolutely nothing wrong with that. But now that the Pope has passed away, that creates potential chaos, wrenches thrown into our plans and all of that, because when the Pope passed away and I had to learn about all this now because I kind of want to see how it may affect our trip. So when he passed away, there is a mandatory nine day mourning period in the church that I forget what day it was, but it goes until either the 29th or the 30th. [00:09:15] Speaker B: Is there a reason why there's nine days? [00:09:17] Speaker A: I have no idea. I know that the. The body is lying in state there at St. Peter's Basilica, so people can come pay their respects and pray and all of that, but I don't know why not? Anyway, we have a. Oh, sorry, no. So then the cardinals from all over the world who are either already in Vatican City or making their way there now, they will meet in what's called Conclave, which was a movie, Academy Award nominated movie, and they will vote on who the next Pope is going to be. Do you know how they do that? The voting for choosing of the Pope. Well, first they show their id, probably, and then. [00:10:03] Speaker B: Then I have no idea. From there. [00:10:07] Speaker A: So the cardinals are basically in a locked room in the Vatican and they discuss. [00:10:14] Speaker B: I don't like an open voting. Like, everybody knows who everybody's voting. [00:10:17] Speaker A: No, actually. Okay, so they. Whoever does the voting, they write their choice on a piece of paper. It is given into whoever it is that collects it. And then if they're in. I don't know by what percentage. Someone has to. Do they have to have all the votes? I truly don't know. I should probably. [00:10:33] Speaker B: Oh, you don't know if it's a majority or. [00:10:35] Speaker A: Yeah. Truly have. No more. Does it have to be. Be unanimous to go speaker of the House? But ultimately, when they vote, and let's assume that the first time they vote, they don't choose the new Pope. All of those papers are taken into the Sistine Chapel where they have hooked up a chimney, and they will. The smoke from the burning of those votes will be sent out through the chimney. If the smoke comes out black, that means they did not choose a pope, but they voted. When the smoke comes out white, that lets everybody know that they have chosen a new Pope. [00:11:12] Speaker B: Okay. How are they changing this? [00:11:13] Speaker A: I have no idea. [00:11:14] Speaker B: Are they burning a tire? [00:11:15] Speaker A: There's clearly something that has to go in there because otherwise it's just paper. Right. But yeah, some. Some way shape or form. It signifies Black smoke. Nope. White smoke. We're done. We got our. Our person. I'll say our guy. What happens if they. [00:11:30] Speaker B: The guy that's in charge of the smoke. Like, maybe it's been a long day, and I'll be like, oops, it's the wrong color. [00:11:37] Speaker A: Yeah, I. I don't know. So now let's. Let's transition. The quinlans are arriving. May 5th, first day of conclave. We land in Rome. May 6th. We have a tour set up at the Vatican which is supposed to include the Sistine Chaplain. We have not been told this yet, but I think we can pretty much assume that tourists are not getting into the Sistine Chapel if it has something to do with the conclave. [00:12:07] Speaker B: They're not adding additional voters. No. [00:12:09] Speaker A: No, they are not. And so I. I hope that we can still do the Vatican tour, which is the Vatican Museum. I hope we should still be able to get into St. Peter's Basilica and, you know, walk around and all of that. [00:12:20] Speaker B: I need one more word that rhymes of Pope. [00:12:23] Speaker A: Nope. [00:12:24] Speaker B: Nope. [00:12:26] Speaker A: So, you know, tbd, what happens with our. Our time there? And, you know, I feel I'm a bit bummed because like I said, I mean, my parents are late 70s, first time ever they're going to Europe, excited to see cool stuff that they've, you know, only seen pictures and videos and whatnot. Now they're most likely not going to get to go into the Sistine Chapel or, you know, maybe not even the other places. And you know, I suppose you could. [00:12:52] Speaker B: Still ride around though, right? [00:12:53] Speaker A: We could, we could go back again someday. It's just, you know, isn't it amazing. [00:12:58] Speaker B: That the entire Vatican. What the heck? Fell over my phone at me? Isn't it amazing that the entire place fits like turn three of the. [00:13:09] Speaker A: Yeah, yeah. As we approach the Indy 500, you'll start seeing that image again. [00:13:13] Speaker B: Already did. I've seen it the other day, actually. [00:13:15] Speaker A: Large monuments and buildings or whatever or whatnot that can fit inside of the entirety of the Indianapolis Motors. [00:13:23] Speaker B: It's a lot of things. [00:13:24] Speaker A: It is. It certainly is. [00:13:25] Speaker B: Now I've lost where I can see our comments. So now we have to paint up there. [00:13:28] Speaker A: Oh, well, there's no way we're reading that. [00:13:31] Speaker B: Hi, everybody. [00:13:32] Speaker A: Is it recording off your computer or off the camera? [00:13:34] Speaker B: It's on the camera. [00:13:37] Speaker A: We don't have a cord long enough to make that work. [00:13:39] Speaker B: Oh, well, yeah, we got the camera and then also these mics. So we, we have it set up in our normal. [00:13:45] Speaker A: That's good. [00:13:45] Speaker B: Should be like a professional sounding system. But I, I have the comments going here. Maybe they'll come back this because I dropped the. Maybe they will scare the crap somebody comment so I can see if the comments are working. [00:13:59] Speaker A: We'll help. I think it'd be really, as in San Diego, Sammy Hagar. [00:15:18] Speaker A: Okay. [00:15:18] Speaker B: But I'm going to now add that I'd like to have you there having a drink with me, with Sam. So how's that? So there's my answer. Now, who would be the person that you would like to sit down and have a drink with? [00:15:34] Speaker A: Brian. [00:15:35] Speaker B: Alive, dead, famous thing. [00:15:39] Speaker A: I did chime in on this discussion. [00:15:43] Speaker B: CEO Jones throwing of the best tequilas and the best labels out there. [00:15:50] Speaker A: Where are we at? There we go. [00:15:52] Speaker B: Oh, yeah. Well, CEO Jones happening big time right there. This is a good one, folks. [00:15:58] Speaker A: And very relatable, though they can't hear. [00:16:01] Speaker B: Me because he said it's not easy to watch. Sorry, Jeff. We're trying. [00:16:06] Speaker A: We are. All right, so who would we. We had this discussion on a previous episode and I said, you know, I think every episode I may come up with a different person because I have the advantage of, you know, doing this multiple times as opposed to someone who you just ask and you only talk to them one time. Right, right, right. I would. Let's see. [00:16:29] Speaker B: Who'D you say last? [00:16:31] Speaker A: I think I might have said, like Michael Jordan last time. [00:16:33] Speaker B: I thought he's Pete rose. [00:16:35] Speaker A: Certainly not. PP wouldn't make my top 100. I have nothing necessarily against Pete Rose, but he just. I'm just kidding, to me, you know, he's a baseball player. Yeah. So sticking, I guess, in the sports world, I'm a big fan of Tiger woods and I wouldn't mind sitting down, having a drink with Tiger. But, you know, in situations like that where, you know, you pick someone who's famous, especially currently famous, because. Well, I'll get to the. Because in a minute. Currently famous, they're much more protective of their image and what they say, potentially getting out and, you know, ruining that image and whatnot. And so, you know, if I'm sitting with Tiger woods, asking him questions, the question in my head would continually be, is he answering me honestly? Is this a good question to ask? Is he really going to answer this? Because, you know, there are certain things that, you know, we've seen of Tiger woods in the news, and I'd be like, I'd want to know the true story behind that. [00:17:34] Speaker B: You know, the only question to be in my mind the whole time I'm seeing the Tiger Rice. [00:17:37] Speaker A: What's that? [00:17:38] Speaker B: Why Perkins? [00:17:42] Speaker A: But you know, some like, let's say I chose like Mickey Mantle. Okay, well, Mickey Mantle, number one, was pretty much a drunk athlete back in the 50s. [00:17:51] Speaker B: He did dug our show. [00:17:52] Speaker A: He, he would have dug our show. But the image back then, because social media did not exist and media pressure did not exist as much as it does now, probably would be more open just because he's less guarded on a regular basis. So, you know, different eras just gets different. Different ways in which they answer. [00:18:15] Speaker B: All right, it's good answer. There you go. [00:18:17] Speaker A: So Tiger wood. [00:18:58] Speaker B: So Jeff just put. I bet Tiger could sell some, could tell some drinking stories. [00:19:02] Speaker A: Oh, my gosh. I. Right, yeah. And I'd like to hear some of those. Mickey Mantle could just hold some very good stories. [00:19:08] Speaker B: Or Babe Ruth, like, wasn't he just like, oh, yeah, yeah. [00:19:12] Speaker A: Drinking and eating hot dogs. At least that's often how he's portrayed. Speaking of athletes. So if I say the name Greg Maddox, do you know who that is? [00:19:21] Speaker B: I think he's a chiropractor here in town. [00:19:24] Speaker A: So former major league pitcher Greg Maddox, one of the greatest pitchers in history. And k contemporary like Craig, he is currently probably in his 40s, maybe, maybe close to 50. But either way, Greg Maddox, the. There was on my social media, I, I see clips from a documentary that somebody did about Greg Maddox. I'm like, where is this? Because I, I went to Netflix. It wasn't there. It turns out MLB Network did a, it was like a one hour documentary on Greg Maddox and his, his story. Phenomenal athlete. And as I was a pitcher growing up, but not a pitcher, I did not throw hard. I was more of a location pitcher, you know, control, that kind of thing. And Greg Maddox, very much the same he could throw harder than me. But not known as a fireballer, right? [00:20:17] Speaker B: Yep. [00:20:17] Speaker A: And so I found this documentary and watched it last week. It was so cool just to hear one story that was told, which to me was absolutely fascinating. People would often say on broadcast when he was pitching, you know how he was in sync with his catcher and you know, how, you know, the catcher was calling a good game, which often means catchers want to call pitches. They might be getting that signal from the bench, whatever. Every once in a while, Greg Maddox called his own pitches, but nobody knew that. That he was doing it. He wasn't on the mound shaking off the catcher. It was how he caught the ball coming back from the catcher would tell the catcher what the next pitch was going to be. So if he caught it like this, it was a fastball. If he caught it like this, it was a. A curveball. If he's walking around the mound and he touches his head like this, it's going to be a chain jump or whatever. [00:21:11] Speaker B: Atlanta Braves pitcher. [00:21:12] Speaker A: Yes. Yes, it was. [00:21:13] Speaker B: Yeah. [00:21:13] Speaker A: Thank you, J. I was like, that is so phenomenal and sneaky and just. He was. He's a very cerebral person when it comes to, you know, how he pitched. And I mean, there was another story that he told where in mid season, they were in first place. They knew they were going to playoffs. Houston Astros were in first place. They knew they were going to playoffs. And he said there was Jeff Bagwell, great home run hitter. He knew that if he pitched it inside Jeff Bagwell, that he's probably going to hit a home run. So he always pitched away well in that game. He got to a certain count to call the catcher out, and he goes, we're throwing inside. It's like, okay, sure enough, Bagwell, Jack's a home run. So as they're walking off the field after the inning, Maddox says to his catcher, he goes, we're going. We're going to probably meet up in the playoffs. And he's going to remember that I threw him inside on that count when the time comes, and we're going to get him, sure enough in the playoffs. [00:22:12] Speaker B: Wow. [00:22:13] Speaker A: He struck him out on a very similar count. As he was walking on the field, he says to his catcher, do you. [00:22:18] Speaker B: Remember three months ago, I told you. [00:22:21] Speaker A: I told you I was going to do that. Like, holy crap. [00:22:24] Speaker B: So good. I've never watched a documentary about baseball. [00:22:27] Speaker A: Well, there you go. [00:22:29] Speaker B: If you've ever tuned into our show, Real Estate makes a streak on YouTube. But we, we do interview people and talk about Real Estate. We have a video come out every week. We've been doing it for over a year now. Yeah, this is kind of like how our show goes. [00:22:44] Speaker A: So, you know, sometimes we're just shooting the. And sometimes we're talking real estate right now. I would. I would. I don't think it's a stretch to say that. Majority of realtors who would talk to you would say real estate is slow right now. [00:23:00] Speaker B: Yeah, it's. It's. Although I'm ahead of last year in numbers, I'm behind in volume. But it's. [00:23:04] Speaker A: You know what? I'm the exact same way. I'm blessed to have closed some deals that were big, which paid well. I actually have a closing tomorrow morning, but so for, like, essentially the first half of the year, even though we're only at the end of April, I've made more to this point for the first six months than I would have made last year. Well, very fortunate. That's great. A little less pressure that way, right? [00:23:28] Speaker B: A little less pressure, yeah. [00:23:29] Speaker A: I go to Europe and be okay. [00:23:32] Speaker B: But you're not going to find me a single buyer in Europe. And Bradley over here is behind. Like, I'm trying. [00:23:38] Speaker A: Yeah, I'm trying. You know, I said I send the people your way. [00:23:42] Speaker B: I know you do. [00:23:43] Speaker A: As you know, Brittany, you're sending. Send them his way, too. Brittany, could. [00:23:48] Speaker B: Brittany off here. I don't think you can do that. [00:23:51] Speaker A: We don't want to kick anybody off. No, no. [00:23:53] Speaker B: We need yours. [00:23:54] Speaker A: We're good cruising. So is it's. There anything in the financial world that people need to know Is this. We're going to lose viewers rates aren't. [00:24:04] Speaker B: As bad as what everybody thinks they are. You know, six. [00:24:06] Speaker A: Because they're kind of the same, aren't they? [00:24:07] Speaker B: Sixes and sevens aren't a big deal. And, you know, I had a. I had a conversation with a customer today, and she's in love with this house, and she's relocating from another state to here. And she's like, I just don't know what to do with that rate so high. And I said, you're looking at the wrong thing. Because if you were being driven to the hospital by your best friend, and the hospital is 10 miles away, and there's five miles worth of gas in the car, and there's one gas station between here and there, and gas is a hundred dollars a gallon, by the way. [00:24:46] Speaker A: This is a great analogy. I've never heard you say, like, this is so good. [00:24:50] Speaker B: I just made it up. [00:24:51] Speaker A: This is really good. [00:24:52] Speaker B: Do you stop at the gas station and let your friend die because the gas is too hot? [00:24:57] Speaker A: No, sir. [00:24:59] Speaker B: So why are you letting an interest rate make you give up on the thing that you have to have because you're relocating here for a job. Oh, no, I just. I don't. Yeah, I think I'll rent. [00:25:11] Speaker A: I'll go rent because I got to move there anyways. [00:25:13] Speaker B: Right. [00:25:13] Speaker A: And then we'll wait and see what happens. [00:25:15] Speaker B: Yeah, that was just. Man, I just blew me away. And I gave that, that. That analogy or whatever you would call that. And they're like, yeah, but Rachel, still too high. What if I did a home equity line of credit on my house and then I paid cash for the house? Okay, that's a great idea. I would not disagree with doing that. By the way, the home equity line of credit is probably going to be nine and a half. [00:25:36] Speaker A: Correct. [00:25:37] Speaker B: One. So. Oh, my gosh, that rate is that high. And I literally said in the phone call, I think what you want to do is stay in your house and not take the new job and not enjoy the house that you're living in. Just enjoy the rate. Like, every time you get in your. [00:25:57] Speaker A: Car and go, my rate is so low. [00:26:00] Speaker B: It's so great. When you're at the store, you know, picking up food, you're like, I have a great interest rate. [00:26:05] Speaker A: Yeah, I do. [00:26:06] Speaker B: When you're standing in line at the BMV that you don't want to be at, just remember, rain is great. [00:26:11] Speaker A: It is. Or, you know, your friends come over and instead of talking about your awesome kitchen and the island, you're going to open it up with, man, I got a great rate. [00:26:19] Speaker B: I don't know how many have walked into somebody's foyer and went, wow, I love your interest rate. The silliest thing, you know, and feeding. [00:26:28] Speaker A: Off of that, what I say, I feel like a lot. If you can afford the house at whatever the interest rate is right now, then it's the time to go buy the house. [00:26:40] Speaker B: Right? Yeah. [00:26:41] Speaker A: Whatever happens later happens later. It is. [00:26:44] Speaker B: Can you afford the payment? And is that the house you want? Not. Not what is giving me the payment if rates come down. And that's a huge if. That's like a giant if. If this was 1971 and interest rates went above 7% and you said, I'm going to wait to buy a house until rates fall below 7%. Below 7% was 2005 when I got in the business. In 97, rates are 8 and a half. My parents first home, their rate was three times what rates are Today, three times. And they're like, oh, I don't know. I don't want to buy a house today. [00:27:22] Speaker A: You know, Jeff says the tequila is making things harder. [00:27:26] Speaker B: No, Jeff, I'm actually smarter when it comes to mortgages. Everything else. [00:27:31] Speaker A: There we go. Yeah. So, you know, again, if you can afford the monthly payment on whatever the rate is now, do that and lock it in. If rates go up, you're protected because you've locked in the rate that you have. If rates go down, you may be at an opportunity where by then you can refinance to that lower rate. [00:27:54] Speaker B: You think he starts? [00:27:55] Speaker A: Usually he. If I don't like stuff, I'm not saying I didn't like that. [00:27:59] Speaker B: That's good. [00:28:01] Speaker A: Yeah. [00:28:01] Speaker B: You got to qualify refinance. You have to make sure it makes financial sense. [00:28:06] Speaker A: Correct? [00:28:08] Speaker B: Yeah. Because 3500 to refinance, you're going to save 10 bucks a month. That's a lot of months. Yeah, it is. In your house. [00:28:14] Speaker A: Yeah. [00:28:15] Speaker B: Then you're stuck there. Go, no, I don't want to move because I refinanced eight years ago. There you go. [00:28:19] Speaker A: There you go. [00:28:21] Speaker B: So what do you see happening in the real estate market in Indianapolis and our surrounding areas? When I say India, I mean Donut County. Are you seeing any change in the marketplace? [00:28:31] Speaker A: You know, I saw an interesting article this week that nationwide, new construction is down. [00:28:40] Speaker B: Yeah. [00:28:40] Speaker A: The applications by, I'm assuming new construction builders for putting up new houses is down nationwide. Indiana, especially Indianapolis, not Johnson County. Up 104% this March compared to March of last year. [00:28:59] Speaker B: Do you see what the number two county was? [00:29:02] Speaker A: I actually have it here on my phone. [00:29:03] Speaker B: County. [00:29:04] Speaker A: Thank you. [00:29:04] Speaker B: 54%. Yeah, it's right here. [00:29:06] Speaker A: So I am, you know, seeing new construction as a great option for people. Not always affordable. I get that. Because new construction can be very pricey. Just depends on where you want that to be. But I was at a new construction site this week from Taylor Morrison, and their interest rates that they're offering through the end of May are literally below 5%. I was like, holy crap, that's pretty great. And I can name off. [00:29:35] Speaker B: It's on money and you're paying for it now. [00:29:37] Speaker A: That is very true. You know, I can name off two or three other builders that are all offering tremendous interest rates. Rates, most of them in the fives. It's like, holy cow. Maybe this is something people should consider. [00:29:49] Speaker B: Quit talking about this. [00:29:50] Speaker A: And one of the things that, you know, my wife actually, she and I had this discussion the other day. She's like, you know, if you were a first time buyer, would you, would you want a new construction house? Because you know, then you don't know anything about, you know anything about being a homeowner. I go, well, I mean you're a first time home buyer. You don't know anything about the home you're buying if it's pre owned anyway. [00:30:13] Speaker B: Sure. [00:30:14] Speaker A: And I mean there's pros and cons to both. [00:30:16] Speaker B: I would, I don't want to hoa. That's my thing. [00:30:19] Speaker A: Yeah. And a lot of people don't. [00:30:20] Speaker B: And when you think about these great rates with, with builders. So I'm not going to discount the fact they're giving great rates out there, got a great program put together. But the thing to remember is it's like an all inclusive hotel. When I always look at my wife and you know the beer is free, she's like, well, no it's not. It's included in the press. Right. So it's included in the price. [00:30:39] Speaker A: Correct. [00:30:40] Speaker B: And you find that when you start to step out and talk to another lender outside. But you know, I just seen a statistic that I don't know if it was for a week or a month, but it talked about the homes that were listed for sale in the market and a corresponding number of homes that have sold. So out of 503,000 listings in America, 119,000 of those were existing homes. Another hundred and some thousand of those were homes that were under construction. And then 270 some thousand of those homes were homes that had not started yet. [00:31:14] Speaker A: Wow. [00:31:15] Speaker B: So I believe it was sales, you know, in a period of time nationwide. And when you think of those numbers, it kind of talks about where our market is today. If you have a house and you want to sell it, the appetite for that home is so much higher than it's ever been. And if you aren't in an hn because I hear that one of the most common. I don't want to be in an hoa. I don't want to sell somebody to tell me where I can put my trash can or you know, that I can't do what I want to do in my yard or whatever. And I get that. If you have one of those homes and you're thinking about selling, gosh, quit waiting. Right now's the time. I mean, right now is the time. I'm seeing a couple of purchase agreements, $25,000 over list. [00:32:01] Speaker A: Wow. [00:32:01] Speaker B: Robin Brees, who's a realtor here in town with highgarden, she listed a home I believe it was on Monday for six something and it sold for seven something with multiple offers, a hundred thousand over mostly their enzymes, more carbon. And that demand is there. It is picked up. And I believe you and I had a customer that found a 600 something that fell in love with and it was sold before they could write it off. [00:32:26] Speaker A: Yep. [00:32:26] Speaker B: And that, that was within days. [00:32:28] Speaker A: It was 575. [00:32:30] Speaker B: 575. So what you're seeing is in that marketplace where you have a home that's a potentially in that move up bracket, it's, it's going to go, it's going to go quick and, and listen to your realtor. Don't, don't think, oh, I went to Zillow and realtor.com and Trilio and it said Buckhouse support $9 million. Listen to your realtor. Your realtor is going to give you an actual price of where it's going to move at. You can go higher than their price. [00:33:00] Speaker A: Okay. [00:33:01] Speaker B: And you can have sit on the market and you can miss the buzz and miss the excitement about it. And if you can price your home in a way that you're going to get a bit of a bidding war, the goal may sell for even more. So really make sure you're listening to your realtor on what to do with that. And if you're thinking about doing it, get off the fence. Don't let the rate stop you. Just buy a house and sell a. [00:33:19] Speaker A: House and drop me a comment. Feel free to help me with that. [00:33:22] Speaker B: Yeah. [00:33:25] Speaker A: What else you got? [00:33:26] Speaker B: I don't know. This is kind of fun. I think we should do a different tequila. [00:33:29] Speaker A: Oh, wow. [00:33:30] Speaker B: I, I have one that was sent to me that I got this week. [00:33:34] Speaker A: Sure. Give me something I haven't tried, I guess that I haven't opened yet. What am I doing? [00:34:32] Speaker B: And I'm going to be there the whole week. They put the thoughts on that. [00:34:36] Speaker A: Well, I'm thinking. [00:34:37] Speaker B: So he's like, nikki, I'm gonna be in Indianapolis. And I really feel that it would be a lost opportunity to not come to this bar and. Yeah, have some tequila. And I'm like, yeah. And he's like, but my schedule, first of all, all my employees are like, look, this is not tequila. This is nothing but beer week. Nothing but beer week. This is the business that pays your bills. And I said, I like it, I get it. And so next Wednesday, Peter Kelly from Pedro Fetiva will be right here sitting at this bar talking about his tequila. And. And we're going to sip on it. This is their new anejo. This is a brand new brand. And Jeff Johnson, who's commenting on here, can. Can attest to this. I talked about them when it wasn't for sale everywhere and you couldn't buy it online, and I said, look, this is a go get it brand. This is amazing. [00:39:44] Speaker B: Shut up. [00:39:47] Speaker A: So you were recently supposed to go to Mexico. That didn't happen. What's your next travel plan? [00:39:54] Speaker B: Don't have any booked. Don't have any. Don't have any plans at this time. [00:39:58] Speaker A: I have Cabo booked for October yet. [00:40:00] Speaker B: I haven't booked it, but we'll go. [00:40:01] Speaker A: Yeah. [00:40:02] Speaker B: Yeah. And I think we're. We want to do a. A fly into Puerto Vallarta, maybe set the love Boat, maybe stay at Tequila J Bear's new place. And we're working on that. Tequila J Bear, you should be watching this. We stay there at his place. He's got a great ocean view place in Puerto Vallarta. And then head to there to Tequila for maybe three days and then to around us for three days and then a day in Guadalajara and fly home from there. [00:40:33] Speaker A: Hey. All right. [00:40:34] Speaker B: So that'd be a great. That'd be a great Mexican trip. We got to figure that out. But really right now it's about getting real estate. [00:40:41] Speaker A: That'd be nice. [00:40:42] Speaker B: And doing closing loans. So what we're all about here, all. [00:40:45] Speaker A: About real estate makes us drink. [00:40:47] Speaker B: Well, I think we've. We've put people through the ringer for 40 minutes. Have we really been on 40 minutes and 45 seconds? [00:40:54] Speaker A: We can just yammer on, can't we?
