But, you know, there's probably a lot of things that we need to talk about. We don't really know what they are. [00:02:07] Speaker B: Okay. [00:02:08] Speaker A: But you had some great statistics the other day when we talked on the. [00:02:11] Speaker B: So, all right, let. [00:02:13] Speaker A: Let's throw. Let's throw some. [00:02:15] Speaker B: I'm not gonna say great, because as a realtor and I. I feel like maybe as a mortgage guy, this is a little frightening. Throw some people some math. All right, we'll throw a little math. So according to a survey done by Clever Real Estate and Best Interest Financial. Never heard of either. It sounds like they're legit. Yeah, absolutely. So this says that they survey a thousand would be home buyers. Now, I do not know what the qualification for that is. [00:02:44] Speaker A: Only a thousand people. [00:02:46] Speaker B: That's. That's a pretty good sample. That's. [00:02:51] Speaker A: So when you're going to say it's the. How many people live in America, you know 400 million. [00:02:56] Speaker B: 400 million. [00:02:57] Speaker A: How many people of those are renters? [00:02:59] Speaker B: I don't know. [00:03:00] Speaker A: I mean I would say it's probably the 100 million number. [00:03:02] Speaker B: Oh yeah, I would definitely also consider 400 million is everybody. [00:03:06] Speaker A: I can see how, I can see how a thousand of them are a good sample. [00:03:10] Speaker B: You know, it's, it's a number. All right, so out of a thousand people that 94% of them said that they would change their plans if rates don't drop below 6%. What? [00:03:25] Speaker A: Change their plans. [00:03:26] Speaker B: Now this is people who currently are listed as would be home buyers. [00:03:30] Speaker A: And so they would quit being a home buyer. [00:03:32] Speaker B: Change their plans I think would mean that they would not be a home buyer anymore unless it drops. [00:03:37] Speaker A: So here's the thing. Let's take those people and let's put them in the average rates for the last 50 years. Yeah, the renters. The renters for their whole frickin life. [00:03:47] Speaker B: Because I know Freddie Mac and Fannie [00:03:48] Speaker A: Mae's average rate for 50 years is 7 or 8. 6.875. 6.875 probably made the point. I don't know for sure. I have number but it 6.875. So they're never buying a house. [00:04:00] Speaker B: And of those 94%, 64% of them said they would only accept a rate below 6%. So the, the whole 94 number is they would probably change their plans. Doesn't mean that they're not buying necessarily, but you know they're going to rethink. But this group says got to be below 6% or they're out completely. [00:04:22] Speaker A: So not delusional in that column. But they are unfortunately going to miss out on all of the benefits of homeownership. And all of the people that buy rental properties at 7 and 8% are stoked that those people are still ready. [00:04:36] Speaker B: Yeah, no kidding. Are more statistics saying that 63% of those surveyed define a good rate as under 5%? [00:04:45] Speaker A: Those people are what we call delusional. [00:04:49] Speaker B: More delusional. 37% say good rates only begin in the 3 3% range. [00:04:55] Speaker A: And those people are only going to buy a house two times in the last 50 years. [00:04:59] Speaker B: Yeah, 20% would only buy if the rates are under 4% and only 10% of those surveyed consider our current 6 to 7% range to degree. [00:05:11] Speaker A: So here's my question for you. If you're watching this, please put in the comments. Put in there. If you are a delusional idiot that's going to rip for the rest of your life or you understand what Rates actually should be in a healthy economy. [00:05:23] Speaker B: You know, I, I understand why people rent. Okay. It's buying home isn't for everybody. But this is all specific to interest rates and people's mindset around what interest rates are good and what are bad. And since rates dropped down to the 3, 3 to 4 below 5% range back in Covid time of 2020 and 2021, that happened because of a once in a lifetime pandemic that they had to come up with something to stimulate the economy because everybody was staying home. They weren't out buying shopping, doing all those things. And to help stimulate things, they artificially lowered interest rates. The economy was absolute trash then. [00:06:14] Speaker A: It was, it was, it was negative. [00:06:15] Speaker B: Yes. [00:06:16] Speaker A: There, there's two times that race have been that low. 2008. No one was excited about 2008. You have great. And, and co. Which I, I, I liked cos I got the stable. Sure. [00:06:28] Speaker B: You know. You know, unfortunately what this survey shows is there are a number of people who want to go back to that which would indicate the economy sucks because that's how we got to those numbers. [00:06:42] Speaker A: Actually when rates get that low, those people that want that probably love jobs, they can't buy houses anymore. If you think about it, it's like going and saying in 2000, I forget the year but it's like when gas went above $2 a gallery. I'm only going to buy gas if it's under $250. You, you haven't been driving for, for quite a while years. Like you just now like in drive you're like just now going to the grocery store. [00:07:11] Speaker B: I don't buy one today. It's 299. [00:07:13] Speaker A: I see. 235. Yeah, two 235. So when you think about the buying a house because of what the rate is, it's like deciding to eat based on what the price of food is. Yeah, it's, it's stupid. [00:07:26] Speaker B: What I tell buyers and we say in a lot of videos is the rate is not the important part. And I'm not saying it's not important at all, but it shouldn't be the most important thing that makes your decision, [00:07:38] Speaker A: it's based on what you're paying. [00:07:39] Speaker B: Exactly. You got to talk to a lender who knows how to explain things, who can lay it all out for you. Put everything in there, not just your principal, but leave your interest, include your taxes, that includes your insurance, all of that. And if that dollar amount on a monthly basis is something that you can comfortably afford to Pay. That's when you make a decision that now is the time to buy the house. Not for eight. [00:08:02] Speaker A: You think if you think about it, mortgages are only thing that people base buying apps on a rate. [00:08:08] Speaker B: Yes. [00:08:09] Speaker A: When you, when you go buy something on the credit card, you don't care that it's 24%. [00:08:13] Speaker B: No, don't think about the thing. [00:08:14] Speaker A: You want it. [00:08:15] Speaker B: Yes. [00:08:15] Speaker A: When you buy your car and it's 6% or 9% or your car, you don't care your student loan. In fact, all of the things that we sell, like when you buy a car, they don't tell you how much the car costs. They tell you how much the payment is. [00:08:28] Speaker B: Yep. [00:08:29] Speaker A: This brand new, you know, Scion electric hybrid is only 299amonth. Right. That's what they tell people. You don't even know how much the car costs. [00:08:39] Speaker B: Correct. [00:08:39] Speaker A: You can buy a Corvette for eleven hundred dollars a month. [00:08:42] Speaker B: I think if they advertise that BMW as $85,000 instead of what it costs per month, less people would buy them. [00:08:49] Speaker A: Or that this year the average diesel pickup truck sold by Ford will not be under the price of one $100,000. [00:09:00] Speaker B: Wow. [00:09:01] Speaker A: They just talk about it on I watch Fox Business. So I, I, it's, I know it's probably a little slightly to the right if you might get mad at me. But it's a, it's business portion. Right. It's the business portion. I sometimes I watch cnbc. There's probably a little more slighted to the left. But you know, business wise they talk about the same stuff. And whether you're right or left and you're sliding one or the other, the Ford pickup truck still at 100 grand. Like it doesn't really matter numbers a lot. Right. So and what that puts that you think about the average worker that works for Ford can't afford to buy the ford, you know, F250 diesel pickup truck. And, and the same thing's going on in housing. But in housing, for some reason we say we want to give up all of the opportunity of owning and creating generational wealth because the rate's too high. Yet you're probably driving NF350 plus platinum Ford pickup truck for 100 grand that you have an 11% interest rate or an 11. [00:09:56] Speaker B: So what I'm hearing is the videos I should be making, I shouldn't advertise that this house is 300,000. [00:10:03] Speaker A: No, we should be talking about, I [00:10:04] Speaker B: should be talking about what a payment is. Now the downside is there are so many factors involved in what that even is. And we'd have to talk averages. We have to talk. [00:10:13] Speaker A: You have to put a huge display. [00:10:14] Speaker B: Yes. Right. [00:10:15] Speaker A: You have to go this, the house payment of this house is as you have any credit scores you have. Yeah. [00:10:21] Speaker B: You can speed that up. [00:10:23] Speaker A: Can you do that? Are you, I mean, you're a broadcaster. You're really good at this. [00:10:26] Speaker B: I don't talk very fast, but I do know how to edit in capcut [00:10:29] Speaker A: and speed it up. [00:10:30] Speaker B: Yeah. Go fast. [00:10:31] Speaker A: So you really couldn't go the. The house advertisers on 6.25. 6.25% with 800 score with. [00:10:38] Speaker B: I'll be honest, I probably could, but [00:10:41] Speaker A: it would make funnier. [00:10:42] Speaker B: You're riffing that. I feel if I had to read it. [00:10:44] Speaker A: Well, if I had to read it, [00:10:45] Speaker B: I could do it. [00:10:46] Speaker A: Yes. I read that later. Fast. [00:10:47] Speaker B: I bet. Freaking awesome. Thank you. [00:10:54] Speaker A: Go. Wow, that is really small. Yeah. And I noticed in the day, you know, as you got older, things don't work like they're supposed to and hair grows where it shouldn't. [00:11:06] Speaker B: Yes. [00:11:07] Speaker A: And yesterday I finally had the guts to yank out a nose hair. Oh, she was pissed. [00:11:15] Speaker B: I think [00:11:18] Speaker A: I had to throw a friend joke out there. [00:11:21] Speaker B: It's awesome. [00:11:21] Speaker A: So, so since we've done like this, like, I think the last time we did wasn't this, you and I. Yep. We had just finished running America. Yeah. [00:11:29] Speaker B: It was about then. [00:11:30] Speaker A: And I went on to run a 10k in a month of time. What. What have you got on to run? [00:11:35] Speaker B: Nothing. I, I, I have walked one lap around my neighborhood, took my dog for a walk this week because the weather actually got warm. And that is truly all I have done. I haven't stepped on the treadmill. Nothing. [00:11:50] Speaker A: See, so the difference between me and you is if I'd have done that, I'd have gained £20. [00:11:55] Speaker B: Yeah. I haven't gained too much. [00:11:57] Speaker A: Yeah. So I'm, I have to keep doing it. [00:12:00] Speaker B: I want to thank my wife because she, she's making good foods. Keep keeping it, dude. [00:12:05] Speaker A: I only eat one meal a day. My wife. [00:12:07] Speaker B: That is a good point. You're right. [00:12:09] Speaker A: I only drink tequila and a Red Bull. [00:12:10] Speaker B: Maybe that's it. [00:12:12] Speaker A: Yeah. But I still, I need to run. I have to. I have to. It makes me feel good and it, it helps me listen to podcasts. And I gotta tell you, this is gonna, I'm, I'm sl, I'm, I'm becoming [00:12:23] Speaker B: that old guy off your lawn guy. [00:12:26] Speaker A: Oh, I've been that guy for a long Time. The conspiracy guy. [00:12:30] Speaker B: Oh, okay. [00:12:31] Speaker A: So I, I listen to a lot of Rogan, okay? And Joe gets into some of these conspiracy things and he put this whole thing out there about a book called Chaos, which is written about the Charles Manson and the potential connection to the CIA and the assassination of jfk. [00:13:09] Speaker A: Oh my goodness is right, like, and today he's got a guy that believes that really rolling in the 1800s, that they lied about like several thousand years in history and they expanded it and if we really shouldn't be where we are and that the Earth probably is flat, we never went to the moon. Actually, I've watched two things about how we didn't go to the moon and I kind of think we didn't go to the moon. I, I, but I don't, I, I can't say I don't think the earth is flat. I think that's stupid. But today they got into the whole 911 and how the towers fell and how they felt exactly like a planned demolition of a building. And if a plane hit it from the side and they heated up and it burnt, how come it didn't fall over to the weakest side where the plane felt? Why did it fall exactly straight down? I've never thought about any of this before. And now I'm like, holy cow. Does everything that I know, do I not know it? [00:14:09] Speaker B: I know it's, there's a, well, you know, problems. Well, now there is. West Wing is a show that, one [00:14:16] Speaker A: of my favorite shows, phenomenal show. [00:14:18] Speaker B: There's an episode that they call Big Block of Cheese Day where people come to the White House and they present their ideas, which apparently goes back to Andrew Jackson, who would invite people to loan the White House and would put out Bleak Block cheese. People would have cheese. And then he would talk, tell me what to make exactly. [00:14:35] Speaker A: What do you think about. [00:14:36] Speaker B: So in that particular episode, a gentleman comes in and he has a math of the world and he says the map of the world is wrong. And he takes it and he literally like flips it upside down and he says this is actually the correct shape of how. And, and I remember CJ Craig on the show And I think it was Bradley Whitmore's character. [00:14:55] Speaker A: It's like, oh, my gosh, that probably is real. They kept coming back to us. [00:15:01] Speaker B: Anytime I hear conspiracy theory, that is exactly what I think about is the big block cheese episode. [00:15:07] Speaker A: Can you see Trump doing that on the lawn right now? No. He'd be like, oh, you know what? I agree. That sounds exactly. He's have. [00:15:13] Speaker B: What is it? He's going to have UFC on the lawn. [00:15:16] Speaker A: Then there's other times he'd be like, ah, I don't think that's right. Right. I don't know. That's crazy. Work on it. It's one of my favorite things to do. [00:15:28] Speaker B: That's awesome. [00:15:31] Speaker A: I know. It actually really awesome to go to the White House lawn, pick off a chunk of government cheese. [00:15:36] Speaker B: Oh, yeah. [00:15:37] Speaker A: Give them what you think is going on in the world today. [00:15:42] Speaker B: My wife would say that I grew up privileged. And I'm not going to disagree. Especially by comparison to her life. She lived in a world where they got government cheese. [00:15:52] Speaker A: It wasn't the best cheese. [00:15:54] Speaker B: To this day, still says that that's the best cheese. And I'm like, there is no way. And I. I mean, I don't like cold cheese anyway. [00:16:01] Speaker A: It's the best cheese, okay? My dad was a fireman, and they handed out the cheese, he got the Greek the cheese off. And I'm telling you, best sharp cheddar cheese you'll ever eat in your life. [00:16:10] Speaker B: Anybody out there, whoever tasted government cheese, drop it in the comments. Is that the best cheese? [00:16:17] Speaker A: And no judgment. No, I'm not going to Joe. Not at all. No. [00:16:20] Speaker B: I'm giving you cheese now. Hey. Since our last episode, big news at Quinlan House. My God. On Super Bowl Sunday, her boyfriend, now fiance, proposed that morning. And a funny story to that, funny in my head. So that was Sunday. The prior Wednesday, Matt came over to our house and dropped some stuff off and showed me a picture of the gating ring he had on his phone. He goes, well, I ordered this and it's coming in, supposed to be here tomorrow or Friday. He goes, so I gotta ask. And that's really all he had to say. I knew exactly what that meant. So, you know, gave him my blessing. My wife was upstairs changing clothes, and I turned to go up and I said, matt, I'm surprised. Bring Stephanie in on this. And he's like, oh, okay. So as I turned to go, I was like, actually, you know what? We're going to hold off on that. We're going to let her be surprised. So I Did not touch her. And that's a big surprise to have. How'd you do it for four days? I actually don't know. Maybe I'm just simple minded and it didn't pop into my head all the often. I don't know. But occasionally it would pop into my head and I wanted to say something or reference it in some way, shape or form. But then I'd have to remind myself, hey, this is realized. Don't take anything. So I didn't. And so Sunday morning rolls around and I get a text message from Alex that morning. She goes, oh, so you knew about the ring? I said, yes, I did. Your mom did not. She says, well, I'll call you guys. We're in a restaurant right now. It's loud here, so I'll call you guys later. I said, hey, why don't you FaceTime me? Because Stephanie's working in the Google world and doesn't have FaceTime, so why don't you FaceTime me and, you know, tell your mom. At that point I said, because, Alex, if you put this on social media before your mom knows, she will be pissed off. [00:18:07] Speaker A: That'd be horrible. Yeah. [00:18:08] Speaker B: And so she happened to FaceTime us while we were in the car heading to Aldi, and Stephanie was excited at the same time. She needs to be going, Wait, you knew about this? Yeah, I was like, yeah, I've known for a couple days now. You know, at our house, we, we have a term called funny piss. So being mad, but, you know, in a funny way. So that's really what it was. [00:18:30] Speaker A: She. [00:18:31] Speaker B: She was totally cool with it and I did it. Putting that on TikTok, asking people if I was wrong for, no, you didn't write. And I got a whole bunch of comments. People were like, oh, I think mom should have known, or oh, yeah, I'm not surprised. That's great. So it was cool when you said, [00:18:44] Speaker A: he showed me the picture of the ultrasound is what I heard. [00:18:50] Speaker B: No, no, we are. You're not there that I. [00:18:53] Speaker A: Not grandpa's yet. No, no. [00:18:54] Speaker B: That's awesome. [00:18:55] Speaker A: Well, congratulations. [00:18:56] Speaker B: Thanks. [00:18:56] Speaker A: Excited? [00:18:56] Speaker B: Yes, very excited. She is looking to get married next year. She's thinking spring right now, next year, [00:19:01] Speaker A: so it's a good time. [00:19:02] Speaker B: We shall see. [00:19:02] Speaker A: That's awesome, dude. Congratulations. [00:19:04] Speaker B: You know you'd be congratulating me. I didn't do anything, but thanks. [00:19:07] Speaker A: Oh, yeah, you did. You raised it. You raised a kid that found someone that wants to be their spouse. Like, that's a victory. [00:19:14] Speaker B: That's. That's a good point. Yeah, yeah. [00:19:16] Speaker A: It's like you could have raised one that everybody's like, we, you know, we didn't talk about what we were actually drinking. [00:19:23] Speaker B: Well, that's a. That's a really good point. This is completely off script today. So I'm. I'm rocking the Sun King Sunlight Cream now and for my friends at Sun. [00:19:34] Speaker A: And I want to say, you know, we've been doing this for a long time now. [00:19:37] Speaker B: Yeah, Two and a half years. [00:19:38] Speaker A: Two and a half years. I enjoy doing this. [00:19:41] Speaker B: Absolutely. [00:19:41] Speaker A: Sometimes it is a pain in the ass, but I love it. And I know you have to feel [00:19:44] Speaker B: the same way about it. And we are 100% unscripted. So, you know, some people get worried about what they're going to be like on camera. I don't know what I'm going to say. You know, what you see in a given episode is literally us just riffing and we make up the questions as we go along. And Brad and I do, I think a decent job of feeding off each other. [00:22:22] Speaker A: And remember, he's tall and I'm ugly. It works. [00:22:26] Speaker B: You know, we listen to the guests and based on what it is that they say, that's where the next questions come from. So, you know, if you are somebody who would like to tell your story but you're concerned about, you know, being on camera and what that would be like, you know, we're just talking.
